OakNorth funds West Sussex site with £3.7m



OakNorth has provided a £3.7m development finance loan to fund the development of 20 industrial units and a wellness centre in West Sussex.


The funding has been secured by returning customer Gatehouse Hub and follows a £6m facility provided in August 2024 which supported the delivery of phase one of the scheme.

Called the Gatehouse, located at Gatehouse Lane, which comprises a range of new commercial, trade, research, and residential schemes.

The project is again being led by Bedford Park Developments. All units in phase two are being designed to achieve a minimum EPC rating of B and BREEAM Excellent certification.

“Having successfully delivered the first phase of The Gatehouse with OakNorth’s support, we’re delighted to be partnering with them again for phase two,” said Ben Ellis, director at Gatehouse Hub and Bedford Park Developments.

“The strong pre-lets and sales achieved in phase one demonstrate clear demand for high-quality, sustainable industrial and logistics space in this part of West Sussex.”

Lucas Anglin, director of debt finance at OakNorth, added: “We’re pleased to be deepening our relationship with Ben and the Bedford Park Developments team.

“Their delivery of phase one — completed on time, to a high standard, and with strong leasing momentum — gives us full confidence in their ability to execute phase two successfully.”
